They offer a free version which is great if you’re just starting out, but it’s a $7 per unit fee to integrate websites and duplicate leases later on. Not the best if you’re looking to scale.

Innago:

Innago is a property management software tailored for small landlords and property managers. They also have an app to manage properties from your phone, cool. Its free version offers features such as rent collection, tenant communication, and maintenance tracking which is great if you’re a long distance investor. Innago provides a centralized platform for managing leases, collecting rent, and handling maintenance requests. With its user-friendly interface and scalable options, Innago is an excellent choice for landlords seeking simplicity and efficiency.

Yardi

A global leader in property management and listing marketing software primarily geared towards larger property management companies, Yardi offers an extensive suite of features for smaller operations and larger powerhouse real estate companies from standard rentals to student housing, affordable and senior developments. Including online rent collection, tenant portals, marketing and leasing tools, and advanced reporting capabilities, Yardi aims to streamline the entire property management process, providing solutions for applicant screening, lease management, and resident communication. They own a suite of affiliated companies like RentCafe, but the benefits come with a higher price point. Customization options are the biggest perks here, plus data security. Those looking for a cloud based cheaper version can utilize Yardi Breeze

RentRedi:

RentRedi is a user-friendly property management app designed for independent landlords and small property management businesses. It offers features like online rent collection, tenant screening, maintenance tracking, and lease management. RentRedi's mobile app empowers landlords to handle tasks on the go, making it a convenient solution. With its affordability and focus on simplicity, RentRedi is an excellent choice for landlords with a limited number of units. They’re offering 25% off a subscription currently and pricing ranges from $9-$20 per month.

AppFolio is a comprehensive property management software designed for property managers of all sizes. it’s another big player like Yardi. It offers features such as online rent collection, tenant screening, lease management, and maintenance tracking. AppFolio's robust reporting capabilities and mobile-friendly interface make it an excellent choice for streamlining operations and enhancing tenant experience. The investor platform is a game changer for syndicated real estate deals. I know, I beta tested this in 2018. Easy login for your investors to view sponsorships, distributions, and more. But with it’s highly detailed services comes a higher price point. Great for serious long term operators and syndicators who have a development component as well.

Buildium:

Buildium is a popular property management software suitable for property managers and community associations. It provides features like rent collection, accounting management, maintenance tracking, and tenant communication. They offer tax filing, website integration, and more. Buildium's comprehensive suite of tools and integrations with popular listing platforms make it a reliable choice for efficient property management. Free trial is nice opportunity to give it a test drive and starting cost of $52/mo up to $479/mo.

Propertyware:

Propertyware is a comprehensive software solution for residential property managers. It offers features such as owner app for managment on the go, a nice perk if you’re a 3rd party prop mgmt team. It does online rent payment, tenant screening, lease management, and maintenance tracking. Propertyware's user-friendly interface, automation capabilities, and customer support make it an attractive option for managing rental properties efficiently. It’s transparent pricing of $1/unit make it easy to scale at your own pace. Add multiple users and consolidated reporting including lead generation help and tracking to help you grow your team overtime. Nice.

SimplifyEm:

SimplifyEm is a cloud-based property management software designed for landlords and property managers. It offers features more or a pay as you go solution for property mgmt including rent collection, tenant screening, accounting management, and maintenance tracking. SimplifyEm's affordability and ease of use make it an ideal choice for small-scale property management. You can add on services for a fee, or upgrade to start utilizing listing available units on syndicated sites, keeping tabs on lead and communication with tenants. 45% off deal currently.

TenantCloud:

TenantCloud caters to landlords and property managers of residential properties. I’ve used this and can say it’s super easy. At only $12/mo tt offers features like online rent collection, tenant applications and screening, maintenance tracking, and lease management. TenantCloud's user-friendly interface, affordability, and customizable features make it a popular choice among independent landlords. Plus the app and tenant login make it an easy sell to potential tenants considering how they’re paying rent each month.

Rent Manager:

Rent Manager is a comprehensive property management software that caters to properties of all sizes. It offers templates which make starting an operations easier for leases, letters to tenants and more. Standard fee of $1/unit per month with lease management, maintenance tracking, accounting tools, and tenant portals. Rent Manager's scalability, robust reporting capabilities, and extensive integrations make it a reliable choice for efficient property management. Task automation is my favorite part, and they cater to RV park portfolios as well as standard rentals.
